Sure does sound like your having some issues with your house, I realize now that you truly can't wait for spring/summer to get here.
I only went for a walk once which was at 8PM, not sure if I'll be going again at 11, when I tell myself "nah I don't think so" I end up going any ways...LOL.
I know Rudy would have been some help to the point he would hold on stuff like that in case it gets worse, just hope you can get it done my friend.
